Hello everyone , I think time for us to move on and my question is , is it worth shopping around for a lawyer or are they basically the same cost ? And does anyone know likely conveyance cost for sale of a house

Thanks

Hi,

I think (if I remember the sale of my apartment correctly)

up to 5% estate agent fees

Lawyers 1,500-2000 depending on complexity

Mortgage pay off fees, not normally huge

Notary costs about 400 ish

Capital gains on profit (if you have had any work done and can prove it I believe you can off set that against the capital gains). Also my apartment was a second property, so capital gains you may need to double check if it is applicable to you.  Also might only apply if you were renting it.

One thing make sure IMI is registered as part of change, took me 6 months to sort out that problem as purchasing solicitor is responsible and for me they did not do that,

you have to pay the year for IMI as it is payable in arrears. So this year we all pay for 2021 is my understanding

A good lawyer will give you all this info though, and be will be more accurate than my memory serves😁

Hi Raj,

Sorry to hear you'll be leaving the lovely Algarve! When we sold our house in Quarteira to move to Faro, we used the firm CRS: [email protected]

They spoke great English, were very efficient and friendly, and got it all sorted in no time. As I remember the cost was around 1.000€, but it was a few years ago, so that may have changed with inflation and all...

Hope you find someone good to help you, its quite stressful if you can't communicate properly with your lawyer.

Ahh, I understand, well maybe you'll come back in the future, who knows.

By the way, just checked my last message and I saw I got the e-mail for the lawyer wrong, it should have been [email protected] !

Anyway, hope it all works out for you!
